We use a fixed fee to eliminate potential conflicts of interest between agents and clients. Our approach creates clearer alignment between client goals and agent incentives. Using a model based on the purchase price puts agents in a position where they cut into their own commission if they reduce the purchase price. This conflict can unintentionally limit their motivation to negotiate the best deal.
The buyer pays a fixed fee equal to the greater of 3% of the asking price or $3,000.
We belive that the interests of the seller's agent should align with their client to the fullest extent possible. For that reason, we base the commission on the net offer price, meaning the offered priec after reducing all commissions and credits due to the buyer. In addition, we request a media fee to provide a robust media package that maximizes the value of the sale.
Media fee:
$250 for photography, drone pictures, video tour, and floor plan
Commission:
The seller pays greater of 3.5% of the net purchase price or $3,000.
